
The first 200 hours of a development project
Ask a developer where a project loses time and almost nobody says the building. They say the beginning. The months between seeing a plot and knowing whether it is worth anything.
That beginning is not design work. It is search, regulation, precedent, numbers, quotes and follow-up. It is necessary, it is repetitive, and it is exactly the work a goal-driven agent can carry from start to result.
We did not build this theory-first. The Bastards OS runs research, sourcing, comparison and documentation across our own projects every day — residential, hospitality and workspace. What we install elsewhere is what already survives in our own house.
What agents take.
Plot scouting runs continuously instead of in bursts: listings, public plans and market signals scanned against a defined profile, shortlisted with the first constraints already attached.
Zoning and regulation get read, summarised and compared before the first sketch exists. Not to replace the advisor who carries the legal risk, but so the conversation with that advisor starts at the right question.
Feasibility stops being one person's spreadsheet. Volumes, programme, cost assumptions and scenarios are modelled fast and then stress-tested against the version that was true last week.
Procurement becomes comparable. Suppliers and quotes gathered on the same terms, in the same format, so a decision takes an evening instead of a month.
Documentation writes itself as the project happens — site notes, minutes, actions — which is the only reason a complete dossier still exists at handover.
What stays human.
Risk. Partners. Price. Design quality. Whether a place deserves to exist at all. Agents compress the distance between a question and a defensible answer; they do not have taste and they do not sign anything.
The honest version: this does not make a permit arrive faster. It makes you arrive at the permit with everything already in order, and with the energy left to fight for the concept instead of the paperwork.
